Website Requirements for Condominium Associations

Condominium associations must be transparent in all manners of business, including what is presented on their websites. Below, we discuss Florida Statute 718.111. While this statute contains numerous regulations that pertain to access to units, insurance requirements, and collection of funds, among others, we will be focusing on website requirements. Failure to abide by this law can result in your association being fined per unit. What Must Be on Your Website 

As stipulated by Florida Statute 718.111, a condo association with over 150 units must post the following documents on their website: 

  • The condominium declaration for every condominium operated by the association
  • Recorded bylaws 
  • The association’s articles of incorporation filed with the Department of State
  • Association rules
  • A list of bids from the previous year
  • Bid summaries over $500 (must be on the website for one year) 
  • Meeting notices (must be on the website’s front page or under a subpage titled “Notices”) 
  • Documents to be voted on during the next meeting (must be posted at least 7 days before the meeting) 
  • Board certifications 

The above isn’t a complete list. The statute also requires that documents pertaining to annual budgets, financial reports, board certifications, and contracts be on the website. Restricted documents, as stipulated by the statute, should not be posted on the website. 

In addition to the above inclusions, associations must ensure that the website is completely owned and operated by them but hosted by a third-party provider. This website must only be accessible to residents. Residents must be given a username and password to access the website upon written request.
