Wise Property Management is a family-owned and operated company built right here in the Tampa Bay Area by a working class Tampa family. For more than 40 years, we have managed associations in the Greater Tampa Bay Area. Over this time, our company has grown in both size and prominence. Today, we are amongst the leaders in the industry managing over 200 associations across Hillsborough, Pinellas, Pasco, Hernando, and Manatee counties.
In spite of our rapid growth, we aim to continue to provide the level of personalized, quality service you would expect from a local, boutique management firm. Joshua Spivey is a second-generation principal of Wise and has served as President of the company since 2012. The Spivey Family has owned and operated Wise since 1981 with the mission of providing exceptional community association
management service to our valued clients in the Greater Tampa Bay Area through a “service first” approach.
Growing up, Joshua was extremely involved in the business, which has afforded him the opportunity to observe all facets of the business and gain perspective through a unique lens over several decades working in the community association space. In Joshua’s time as President, he has placed a heavy emphasis on organization, a systematic approach, and building a healthy foundation for the company to achieve both growth and sustainability, all while keeping the traditional company values top of mind.
During his tenure, Wise has grown from 50 associations to more than 170 associations while adding to the service footprint as well. Joshua graduated from Florida State University in 2007 with a Bachelor of Science in Business/Real Estate while playing baseball for the Seminoles. He now enjoys competing on the golf course, spending time with his wife and two kids, and continuing to build on his family’s legacy through his work at Wise.
Douglas
Lee
Senior Vice President of Management Operations
Douglas Lee began his career in community association management with Wise in 2005, serving as a portfolio community association manager. In this role, Douglas’s focus and dedication to service allowed him to flourish into a role as a top producer at Wise. In 2014, Douglas was promoted to Director of Client Relations, allowing him to work with new clients and managers alike and ensuring that Wise clients were in receipt of the highest quality of service, all while continuing to maintain a book of his own. In 2022, Douglas moved into the role of Vice President of Management Operations, where he oversees management operations for the company, including day-to-day operations at our home office, staff oversight and mentorship, and the transition of new clients to Wise. Douglas attended the University of South Florida with a focus on Business Administration. He has further progressed his education in association management by becoming a Certified Manager of Community Associations (CMCA) accredited through the Community Association Institute.
Ky
Martin
Vice President of Management Operations
Ky Martin understands that leadership and learning are indispensable to one another. Currently, as Vice President of Management Operations at Wise Property Management, Ky leverages more than a decade of experience in management, sales, and technology to provide high-level service to our clients and lead new initiatives within the company. As a Licensed Community Association Manager (CAM) and experienced portfolio manager, Ky understands the importance of providing the highest level of organizational, communication, and interpersonal skills for both internal and external operations.
Ky received his Bachelor of Science Degree in Business Management and Economics from the University of South Florida Muma College of Business. In his free time, he enjoys golfing, boating, traveling, and spending time with his friends and
family.
Joseph
Vilardi
Business Development Lead
Joseph Vilardi obtained his CAM license in July of 2018 and began his career at Wise that September in a manager role. In February 2021, he joined our business development team and has experienced tremendous success in his role assisting
the company in its goal of continued success and growth. Joseph serves as the direct point of contact for prospective clients and will provide support to your Board throughout the transition process. Born and raised in Bergen County, New Jersey, he relocated to Clearwater at 16 and has resided in the Greater Tampa Bay area ever since. Joseph attended the University of South Florida where he earned his Bachelor of Science Degree in Criminology. Outside of the office, he enjoys attending sporting events, golfing, cooking, and spending time with his family and friends.
Candice
ClarK
Director of Accounting
Candice Clark started with Wise in 2010 as an accounting clerk and quickly elevated herself into the lead accounting role as the Director of Accounting for the company. With more than 20 years of experience as an accounting professional, she brings a no-nonsense and direct approach that produces results and instills confidence. In her role, she oversees
Wise’s in-house accounting department and works closely with association CPAs to ensure that Wise clients have precise, transparent financials that are delivered timely without fail. Candice’s strengths in systems and her diligent approach make her a valuable asset to both our clients and the Wise team.
Jennifer
Rivera
Assistant Director of Accounting
Jennifer Rivera joined the Wise team in June of 2012 as an accounts payable clerk. Prior to Wise, she handled accounting/bookkeeping duties for an IT services company for 9 years. During this time, she also offered part-time support to a local CPA firm. Jennifer progressed into a supervisory role here at Wise in 2017 where her responsibilities increased to include oversight of the monthly financial reporting process as well as direct supervision of some members of our accounting team. In January 2025, Jennifer earned a promotion to Assistant Director of Accounting. Her experience and work ethic are invaluable to WISE and she is a critical part of our accounting operation working alongside Candice.

You will always be in the loop on what is going on in your association, and will have complete access to all of the tools and documentation you need through our powerful Caliber Resident Portal. Your dedicated licensed community association manager (LCAM) will make sure you are informed at all times of what we are doing day-to-day to help your community run as smoothly and efficiently as possible. We also keep abreast of Condominium and Homeowner Association laws, stay on top of periodic changes that affect operation, and stay current on implementing up-to-date management techniques and property analysis.

We are an accredited business with the Better Business Bureau and hold an “A” rating. Additionally, our Dun & Bradstreet standing reflects the extremely low risk assessment our clients/vendors can find comfort in when doing business with our firm. Throughout our 40-year history, we have achieved significant growth, with a team of more than 50 employees, managing more than 200 associations. Many of these associations have done business with us for 10 years or more.
We have also received several awards for our service and achievements over the years, including the 2017 Tampa Bay Business Journal’s “Best in the Biz” Award, and 2021, 2023, and now 2024 Tampa Bay Times’ Best of the Best People’s Choice Award for Community Association Management.
